We are on a steep growth curve and are looking for

highly motivated and detail-oriented Collections Intern to join our residential real estate team. The primary responsibility of this role is to manage the collection of overdue rent payments. The Collections Intern will play a key role in maximizing collection rates and maintaining positive tenant relationships where possible.

Your Responsibilities

  • Collections Management:
    • Proactively contact tenants with overdue rent via phone, email, and written correspondence to secure payment.
    • Negotiate payment plans and settlements in accordance with company policies.
    • Maintain accurate records of all collection activities, communications, and payment agreements.
  • Tenant Communication:
    • Handle tenant inquiries and disputes professionally, seeking to resolve issues that may be causing payment delays.
    • Issue formal notices in compliance with legal and regulatory requirements when necessary.
  • Coordination with Local Teams:
    • Ensure local property teams are dispatched to conduct on-site visits for unresponsive tenants.
    • Monitor and follow up on property visit reports to ensure accurate status updates.
    • Act as a liaison between the central collections team and field operations to ensure timely and effective resolution of cases.
  • Reporting and Compliance:
    • Prepare regular reports on collection activities, outstanding accounts, and recovery rates.
    • Stay informed about local regulations regarding tenant rights and collection practices to ensure compliance.
  • Process Improvement:
    • Identify and recommend improvements to the collections process to enhance efficiency and effectiveness.
    • Assist in the development of standard operating procedures for collections and property visit coordination.

Your Qualifications

  • Proven experience in collections, preferably in the residential real estate sector.
  • Full-working proficiency in English and German is required, other European language is a plus.
  • Some international background through work and/or study abroad is advantageous.
  • Excellent written and verbal communication skills, including negotiation skills and the ability to handle difficult conversations with tact and professionalism.
  • Strong MS Excel proficiency and other collections software and CRM systems (Salesforce, Freshdesk, etc.).
  • Strong knowledge of tenant rights, eviction processes, and collection regulations.
  • Problem-solving mindset with the ability to think creatively to resolve payment issues.
  • Customer-focused mindset and a genuine passion for delivering exceptional member experiences.
  • Self-accountable and able to work independently without well-worn paths or established protocols.
  • Strong organizational skills and the ability to prioritize tasks effectively and comfortably in a fast-paced environment.
  • Passion for real estate, shared living, and alignment with the Habyt mission.
  • Flexibility to travel locally as needed to coordinate on-site visits.
